Marketing Plan
Pre-Inspection. We will have the major systems in your house inspected to reduce your risk of any surprises when negotiating with a buyer and to make your transaction smoother. We will pay for these inspections as part of my service to you at closing.
Staging. We will assist you with preparing your home for sale.
Pricing. We will assist you with pricing your home based on a competitive market analysis. This will help you to set the best price on your home so that it will sell within your time frame.
Brochure. We will have your home photographed and a full brochure prepared.
Lock Box. We will place an electronic lock box on your property to increase showings and provide you with the security of knowing who has shown your home.
Multiple Listing Service. (MLS) We will enter your home’s information into the MLS, giving your home exposure to 18,000 Realtors in South Florida.
Internet. We will enter your home’s information on REALTOR.com, the nation’s largest real estate web site as well as Homeseekers.com, Yahoo.com, Googlebase.com, Trulia.com. Oodle.com, Zillow.com, Craigslist.com, Lycos.com, Vlshomes.com, Aol.com, Real-Estate.com, Hotpads.com, ListingMania.com, ParklandHomeInfo.com, Parklandhomeowners.com, Fairwaypalms.com and Fl.living.net (Florida Association of Realtors) web sites.
FAX / E-mail to Realtors. We will fax or E-mail your home’s information to the Realtors in our market.
Mail to Neighbors. We will mail your home’s brochure to neighbors closest to your home.
Counter Display. We will prepare an informational notebook containing most things a buyer will want to know –Country Club, utilities, condo association information, pre-inspection information, etc. This information will give buyer’s the confidence to write a contract.
Buyer/Seller Survey. As part of the counter display, we will have a survey card for Realtors and their buyers to fill out and give us feedback on their showing of your home. They will leave the cards in a bowl on the counter so you can review their comments.
Provide you with the resource network of contractors, roofers, plumbers, electricians and other tradesman needed for unexpected repairs prior to closing.
Follow up with all agents who show your home for feedback.
Help you understand contracts. Negotiate and review all contracts for sale.
Pre-qualify all buyers after offer presentation or within three days of mutual agreement, ensuring Buyer’s ability to obtain mortgage.
Represent you upon the presentation of all contracts by cooperating brokers.
Transaction Management. We will personally manage the details of your transaction to ensure that your contract closed on time – and you can move on time. Over 90% of our contracts close on or before the date written in the contract.
Weekly Contact. We will contact you weekly to give you an update on the marketing of your home, but you may call me whenever you wish to answer any questions you may have. We won’t be a secret agent.
This Marketing Plan shall become part of the Listing Agreement.
